Opening a 6-Bed RCFE Looks Simple…
Doing It Right Is Where Most People Fail
🎬 The Future of Senior Housing Is Shifting
"The demographics create the opportunity — but execution determines who actually wins.”
  • Daily Count: Approximately 10,000 Americans are now turning 80 every single day.
  • The "Silver Tsunami": This shift is part of a broader trend where roughly 11,000 to 12,000 Americans turn 65 daily, but the "80-year-old" bracket is the new focal point for healthcare and housing industries starting in 2025–2026.
Resource: This is often cited in reports by Jason Fichtner at the Bipartisan Policy Center and the Alliance for Lifetime Income, which track the economic impact of this demographic surge.
Harvard Joint Center for Housing Studies: Their annual "Housing America’s Older Adults" report, which explicitly discusses the need for residential care for the 80+ population starting in the mid-2020s.
How Long Will This Last?
This daily wave will continue at high volume for nearly two decades:
  • Until 2044: The youngest Baby Boomers (born in 1964) will not reach age 80 until 2044.
  • Peak Growth: The age 80-plus population is projected to more than double in the coming years, growing from roughly 15 million in 2025 to nearly 30 million by 2045.
Why It Matters
This demographic "bulge" is shifting the country's focus toward:
  • Healthcare Infrastructure: Increased demand for geriatric care and chronic disease management.
  • Senior Housing: A massive need for assisted living and "aging in place" modifications.
  • Social Dynamics: By 2034, it is projected that there will be more adults over 65 in the U.S. than children under 18 for the first time in history.
Residential Care Homes are becoming the Preferred Choice — because better Personalized Care starts with higher staff-to-resident ratios.
The residential care home — a licensed, intimate environment serving six residents or fewer — is emerging as "The Gold Standard" in senior living. It offers families what institutions cannot: genuine relationships, consistent caregivers, and an environment that feels like a home because it is one. This is not a niche. It is the future of dignified aging in America.
👤 Small
Six residents or fewer. Every individual is known, valued, and seen.
🤝 Personal
Consistent caregivers build real relationships with residents and families.
High-Quality
Premium environments command premium rates — and deliver premium outcomes.
These three qualities — small, personal, high-quality — are not marketing language. They are operational realities that define what a well-run residential care home delivers every single day.
One Asset. Three Dimensions of Value.
A six-bed residential care home is not just a caregiving operation. It is a layered asset with multiple dimensions of value that sophisticated investors are only beginning to appreciate. Understand all three, and the picture becomes remarkably compelling.
🏢 A Business
Monthly revenue from resident fees — often $5,000 to $10,000+ per resident — generates consistent, recurring cash flow that is largely recession-resistant. Demand doesn't slow down when markets correct.
🏠 A Real Estate Asset
The underlying property holds independent value. A care home can appreciate as real estate while generating operating income simultaneously — a rare dual-return structure in today's market.
📈 A Service in High Demand
The demographic tailwind is undeniable. As the senior population surges through the next two decades, quality residential care homes will face persistent, structural demand with limited new supply entering the market.
🎬 I Didn't Start Here Intentionally
The most transformative chapters of a life rarely begin with a clear plan; more often, they begin with a moment of unexpected clarity. For me, that moment happened while sitting in the back of a church during Mass. As I looked out at the congregation, I realized I was surrounded by seniors, and a quiet realization took hold: there was a profound need here, and as a real estate agent, I had a unique opportunity to serve it.
I decided to specialize in a niche most overlooked—listing and selling six-bed board and care homes.
My journey into this field began with one of my three sold listings by the same Seller fell of escrow. The Seller asked me, "Luis you should buy this using your commission from the other two sales, and I will help you operate it". What looks like a calculated pivot in hindsight was, at the time, simply a willingness to act when others would have walked away. Instead of letting the listing expire, I made a decision that changed everything: I bought it myself. The Seller became my mentor and a close friend. I closed the other two of those listings, and I was able to use my commission to purchase that home that fell out of escrow. The rest as they say, is history.
That Became My First Care Home
The home that couldn't sell became something far more valuable than any commission check. It became the first chapter of a twenty-year plus hands-on education in residential care — an education that no MBA program, no certification course, and no YouTube channel could have provided. It had to be lived.
🏆 From One Home… To a System
The first home wasn't the destination. It was the classroom. Every challenge encountered, every compliance issue navigated, every staffing decision made — each one became a building block in what would eventually become a replicable, scalable operating model for residential care. Not built in a boardroom. Built in the field.
Multiple 6-Bed Homes Built
The model that worked in one home was refined, documented, and replicated — building a portfolio of five 6-bed premium residential care homes across San Clemente, California.
A Consistent Operating Model
Systems were created for staffing, compliance, resident care, and family communication — turning what was once improvised into a repeatable, professional operation.
Quality as the North Star
At every stage, the commitment to resident experience and family trust remained non-negotiable. Quality was never sacrificed for growth — it became the foundation that made growth sustainable.
Where Most People Go Wrong, I show the correct system plan to be successful.
🎓 Experience That Comes From Doing — Not Teaching

There is no shortage of consultants, coaches, and course creators in the senior care space. What is rare — genuinely rare — is someone whose authority was forged through two decades of hands-on operation, regulatory engagement, and academic study of this industry. The credentials listed below were not collected for a bio. They were earned in the field.
20+
Years Operating
Two decades plus, of hands-on residential care home management — through regulatory changes, market shifts, and operational challenges.
5
Premium Homes
Five 6-bed residential care homes operating in San Clemente, California — each a model of quality and compliance.
49
Bed Facility
A 49-bed assisted living facility in Palm Springs — demonstrating experience at both intimate and institutional scale.
🏛️ DSS / CCL Advisory Board
Served on the Department of Social Services and Community Care Licensing Advisory Board — shaping the regulatory landscape from the inside. How many so called "consultants" can have this accomplishment?
🎓 MBA — Pepperdine University
Graduate-level business education from one of California's most respected institutions, with a thesis dedicated to the assisted living industry. Graduated with the highest thesis grade in his graduating class.

Experience Across Every Dimension That Matters
Licensing - Advisory Board Member of DSS/CCL. No OTHER Consultant in the industry has this honor.
Navigated the California RCFE licensing process from every angle — as an applicant, operator, and advisory board member helping shape the process itself.
Operations - I started Universal Staff Training ("UST"), providing CE to staff and approved by the State.
Built the staffing models, care protocols, and daily operating rhythms that keep a residential care home running at the highest level, day after day.
Compliance - Is not just a rule, it's your reputation.
Maintained continuous high standard of compliance across multiple licensed facilities — understanding not just what the regulations say, but how they are applied in practice.
Real-World Challenges - Guessing verses getting the Blueprint from me.
Faced — and solved — the full spectrum of operational challenges that textbooks don't cover and courses don't prepare you for. Experience is the teacher no certification can replace.
Many RCFE owners find themselves overwhelmed because they don't have a mentor to lean on. I remember that feeling well. In the beginning, I was fortunate that the woman who sold me my first facility took the time to mentored me. That initial support made all the difference, moving me from a single home to a scalable business model. Today, I use those same lessons to help others move beyond the struggle and build a legacy of their own.
⚠️ Where Most People Get It Wrong
The residential care home industry attracts two kinds of people: those who are drawn to the opportunity, and those who are drawn to the purpose. Both motivations are valid. But both groups share a common blind spot — one that costs some of them everything before they ever find their footing.
This Is Why Results Vary So Widely in This Industry
Walk into one residential care home and you'll find a sanctuary — impeccably maintained, deeply staffed, trusted by families who compete for beds. Commands quality and has a waiting list. Walk into another and you'll find the same license on the wall, the same square footage, and a completely different reality. The gap between these two outcomes is not luck. It is operational intelligence — and the willingness to acquire it before you need it.
Under-prepared Operators
Enter with great intentions but insufficient systems — and learn their hardest lessons at the expense of their residents and their reputation.
Well-prepared Operators
Invest in operational knowledge before they open — and build homes that become the gold standard in their communities.
🧭 Why This Exists
StartYourRCFECorrectly.com was not created to sell a course, recruit clients, or build a following. It was created because the residential care home industry deserves a serious, authoritative platform — one built by someone who has actually operated in it, not merely studied it from the outside.
